Water in the building during construction: the first day and the moisture record
A temporary line failed over the weekend in a wood-frame rental building. Two floors have wet batts and boarded walls. The superintendent needs to preserve the affected-work record without sending people into an unassessed area or promising a standard drying period.

Start with the site's emergency and safety response, then have qualified people assess the source, affected materials and recovery requirements. Once safe access is established, make a located record of wet work and its reviewed disposition. Track removal, drying, verification and release before concealment. Do not begin by universally opening walls, running fans or treating a calendar wait as proof that the assembly is ready.
Build the affected-work record safely
- Control access and response. Notify the responsible people and follow the emergency process. Canadian flood guidance identifies electrical, contamination and structural hazards and the need for qualified review before affected systems are used. Have competent people assess the actual incident and control the source; the superintendent's photograph request must not bypass that assessment.
- Map materials and known exposure. When authorized safe access permits, identify levels, rooms, assemblies, visible wetting, discovery time and known source information. Record observations and uncertainty separately. Preserve appropriate photographs and relevant product references. A visible stain is not a complete map of hidden wetting or a diagnosis of contamination.
- Obtain material-specific disposition. Ask the qualified reviewers and relevant manufacturers about what must be removed, assessed further or dried under an approved plan. Public gypsum guidance identifies exposure and material-condition factors; wood guidance discusses measurement limitations. Do not prescribe the same meter percentage, cut height or treatment for board, timber and insulation.
- Track verification and closing release. Keep dated measurements with locations, material, instrument and the approved method and criteria. Record removal and drying work, repeat checks as the responsible people require, and obtain the relevant acceptance before concealment. A lower reading at one point does not establish that every layer or adjacent area is ready.
Give following trades a clear affected-area status. Link the moisture record to technical directions, product assessments and required inspections, retaining the earlier readings and gaps. Escalate changed findings promptly instead of waiting for a routine update. Keep the quality disposition distinct from the insurer's or supplier's responsibility discussion; an agreed cost recovery does not release a wet wall.
