Organize the care package around the installed system and the owner’s future actions. Provide its locations, actual instructions, service route and change restrictions in a form the property team can find. The cited sample warranty includes care, notice and alteration conditions, but those terms do not define every project’s obligations. Use the actual issued documents and selected-system information for this building.
Build the package around future maintenance questions
- Show what is installed and where. Retain the actual membrane and related component references with a located plan and approved changes. Distinguish different assemblies and inaccessible areas. A generic product brochure does not show which waterproofing sits below the planter or how a later fixture meets its concealed boundary.
- Collect the actual care instructions. Obtain the applicable inspection, cleaning, service and repair guidance from the selected technical sources. Identify responsible tasks and any required specialist involvement. Do not invent a yearly inspection interval or copy one coating’s cleaning chemical into a different buried membrane assembly.
- Confirm access and change restrictions. Describe the approved service locations and who should review proposed penetrations, attachments, finish changes or openings. Include relevant loading and handling information from the responsible teams. This handover does not authorize paver removal, excavation or new fixings merely because the owner possesses the maintenance binder.
- Make the service route visible. Retain the actual issued warranty, service contacts and applicable notice and evidence requirements. Separate routine care from a suspected defect report and urgent building concerns. A sample warranty’s deadline must not be presented as this owner’s deadline without checking the issued terms.
- Link test and repair history. Provide the useful located commissioning, acceptance and correction records, with their limitations. Include monitoring responsibilities and operating information where a system is actually installed. An owner should be able to find a relevant detail without sorting hundreds of unlabelled construction photographs.
- Check the handover with the receiving team. Ask a property representative to find a location, care requirement and technical contact from the package. Record unresolved information and its supplier. Confirm the files remain accessible after construction accounts and temporary links change, without relying on a single project participant’s personal inbox.
