Crawlspace foam: coordinate the thermal boundary, water, ground control and vents
A rancher renovation includes a quote for crawlspace-wall foam. The foreman records standing water in a corner, open exterior vents and no clear detail for the ground-cover connection.

Decide where the actual design puts the thermal boundary before ordering the crawlspace work. Natural Resources Canada distinguishes insulation at crawlspace walls from insulation at the floor above and addresses water infiltration, ground moisture and ventilation. Treat those as coordinated questions for this building. Spraying the walls does not independently resolve standing water, establish conditioning or authorize closing every vent.
Locate the boundary and resolve the surrounding conditions
- Read the intended crawlspace arrangement. Identify whether the design insulates walls, the floor above or another specified combination. Locate rim, floor-edge, access and adjoining-basement details. Ask how the arrangement addresses services and the space’s intended use. Do not choose a different boundary solely because one surface is easier to reach or because a contractor’s quote includes only wall foam.
- Refer water and existing conditions first. Record standing water, apparent infiltration, damaged material and unknown existing components with their locations. Obtain the responsible assessment and required remediation sequence before treating the surfaces as ready. Avoid diagnosing the source from one puddle or covering it with a ground sheet. Establish actual access and hazard assessment; a crawlspace is not automatically safe to enter or classified from its name alone.
- Coordinate ground control, vents and services. Follow received details for ground moisture control and its connections, ventilation or conditioning, and service protection. Give an unclear vent a located design question rather than closing it under a generic sealed-crawlspace rule. Confirm who completes each interface and its checks before foam obscures it. A labelled ground cover does not prove its edges and penetrations are complete.
- Record qualified application and the handover. Retain product and substrate readiness, safe access and exclusion arrangements, required foam checks and permanent protection. Record resolved design questions and remaining limits by area. Confirm the actual receiving party for following work or use of the space. The completion record should distinguish foam installation from water remediation, ground-control and mechanical work instead of declaring the whole crawlspace conditioned from one trade’s photo.
