Spray or preformed: compare complete proposals for the actual joint

The student residence has concrete walls below a fluted deck and other walls below a flat slab. One subcontract proposes spraying every joint; another proposes a preformed component everywhere. The superintendent needs a comparison of complete arrangements, not two product prices.

Compare complete joint systems for the actual construction before comparing their installation price or crew preference. Spray and preformed describe components or application approaches; they do not tell you which assemblies, gaps or movements a proposal covers. Establish the technical match through qualified review, then assess who supplies, installs and verifies every required part.

Compare one interface at a time

  1. Separate the actual conditions. Identify wall construction, receiving deck or slab, joint direction and proposed width with current references. Include changes in profile, inaccessible faces and intersections. Do not assume all walls on one floor can share a system because the drawings use the same fire rating.
  2. Request complete technical proposals. Obtain the actual system and all its required components for each condition. RectorSeal HW-D-0220 describes a particular sprayed-fill arrangement with forming material and specified construction. HW-D-0651 describes an intumescent strip together with packing and fill in a different configuration. Those examples are not interchangeable product options for an unidentified wall.
  3. Check installation and verification access. Have the responsible trades and reviewer identify what must remain open, which faces require work, the permitted installation conditions and checks before concealment. A factory-made or preformed component does not automatically remove other material, access or inspection requirements. Carry unanswered conditions as a hold with a named owner.
  4. Compare the complete commercial scope. After suitability review, compare material, labour, access equipment, preparation, sequencing and required verification on the same basis. Assign every component to a trade and reconcile overlaps or exclusions. Link any accepted split to located wall types and current submittals rather than distributing separate informal verbal preferences.

Common mistakes

  • Choosing from component prices before establishing the complete system match.
  • Assuming preformed means no packing, sealant or verification.
  • Assigning one approach to every wall from deck appearance alone.
