Firestopping insulated pipes: when the insulation runs through and when it stops
The parkade’s pipe covering runs through a rated wall. The proposed firestop reference was chosen before the insulation trade’s material arrived, and nobody has checked the jacket or thickness. Telling the insulator to cut everything back would create another unreviewed detail.

Read the pipe and its covering as one penetration condition. Identify the insulation material, thickness, jacket and whether they continue through the opening, then compare that actual arrangement with the complete proposed system. Neither always continue nor always cut back is a useful rule. Any change must be technically reviewed and coordinated with the service’s other requirements.
Check the covering before it disappears
- Identify the complete service. Obtain the pipe description and actual dimensions, insulation product and thickness, and jacket details from the responsible trades and records. Photograph accessible identification where permitted. An outer colour or foil surface does not establish the underlying material or the complete covering specification.
- Record the opening configuration. Link the wall or floor construction and dimensions, pipe position and measured space around the covering. Describe any sleeve and whether the insulation or jacket is continuous, interrupted or uncertain. State what is not visible instead of assuming the concealed portion matches the exposed run.
- Read the covering item and tables together. RectorSeal’s published C-AJ-5222 example specifies a glass-fibre covering and distinguishes an optional PVC jacket with a condition for its water rating. Its table also associates pipe, gap, packing, fill and ratings. This demonstrates why a pipe match alone is incomplete; it does not approve that older example for this project.
- Coordinate the accepted detail with the insulator. Resolve a mismatch through the actual technical selection and review route. Issue the reviewed arrangement, responsibilities and sequence together. Do not remove insulation, add a jacket or substitute mineral fibre at the opening as a field shortcut selected from a different system.
- Verify and keep the final condition. Arrange required checks while the relevant layers and dimensions remain accessible. Link the actual configuration, current reference and review records to the opening number. If the covering changes later, treat it as a changed condition rather than retaining an acceptance based on the earlier covering.
Common mistakes
- Selecting the system before identifying the covering.
- Treating an optional jacket as irrelevant to every rating.
- Cutting back or replacing insulation without an accepted complete detail.
Checklist
Complete the insulated-pipe condition
- Pipe, covering and jacket identified.
- Continuity and actual opening documented.
- Complete system items and tables compared.
- Insulator and firestop responsibilities coordinated.
- Final accessible checks and record planned.
Check your understanding
The pipe matches the drawing, but its insulation is another material. Is that close enough?
